New Violations Policy • August 20, 2009

The long awaited Amended & Restated Violations Policy for the Covered Bridge Property Owners Association will take affect September 1, 2009. After careful review by the Schedule of Fines Committee, review by the Association’s attorney, and approval by the Board, these new consolidated guidelines are ready to be implemented. I wish to thank the Committee, Heather Sendera, John Thomas, and Michelle Webb for their efforts in this regard.
The development of new violations policy was undertaken after it was determined that the existing policies did not provide sufficient guidance for the Board to consistently and fairly apply enforcement measures. The new policy provides specific ranges of fines based on the number of prior occurrences, pulls together both deed restrictions and common area rule violations into a unified policy, provides guidelines for suspension & restrictions of rights to use community facilities, & defines your right to appeal a fine and/or suspension that the Board has levied.

By setting reasonable & progressively tougher penalties, the new policy is structured to ensure your association enforces the rules for your safety & for the protection of the value of your home by maintaining the appearance of the neighborhood. Please take time to read this document so that you and your family are aware of the policy.
For your information the following are some of the most common violations based on complaints received and reports from the management company:
• trashcans not being stored out of view
from the street
• vehicles are parked on the street
overnight
• lawns are not kept healthy
• weeding needed
• lot improvements w/o prior ACC approval
• exceeding five guests at Amenity Center
w/o a party application & approval
• residents entering the pool area w/o
access card
• swimming without proper attire
